WHAT WE DO
As a licensed general contractor, Grilli Construction is comfortable assuming responsibility for the overall coordination of a project, from working with design professionals to managing our highly skilled contractors. We build exceptional teams to ensure the project begins and ends on time, while maintaining superior quality and safety during the process.
We assess the project-specific documents, and will conduct a site-visit to gain a better understanding of the project. Depending on the project delivery method, we can provide various types of proposal structures for the estimate. Our extensive experience in this realm enables us to accurately account for general conditions, materials and equipment, and the cost of labor to provide the owner with a price for the project.
We provide first-class material, labor, equipment (such as engineering vehicles and tools), and services necessary for the construction of the project. We work with the best subcontractors in the industry, and with most of whom we've had longstanding relationships.
Some of the many tasks we complete as a Design/Build General Contractor include:
• Applying for building permits
• Securing the property
• Providing temporary utilities on site
• Managing personnel on site
• Providing site surveying and engineering
• Disposing or recycling of construction waste
• Monitoring schedules and cash flows
• Maintaining accurate records
For the past ten years, Grilli Construction has assisted owners with construction projects of all sizes and scopes. As an Owner's Representative, we bring common sense and specific controls to the design and development process, making sure that the owner's best interests are at the heart of every decision made.
Our team members are comfortable with both design and construction; we pull from our combined experience to solve problems and offer creative solutions. Our strength is to facilitate the overall coordination efforts between the design team members, ensuring that important issues receive the proper attention and resolution.
During the construction phase, Grilli Construction will spend significant time on the construction site. When complicated issues arise, we will explore all of the possible implications, distill the information, and provide the owner with a concise set of options, clearly defined, along with a recommended course of action.
As an Owner's Representative, we can assist with:
• Selection of Architect and other design professionals
• Site assessment
• As built drawings and site mapping
• Project scope definition and planning
• Conceptual design
• Preliminary scheduling and budget estimates
• Preparation of request for proposal/bid (RFP/B) documents
• Review of contract documents throughout design stage

• Owner representation at design team meetings

Grilli Construction’s approach to Construction Management (CM) begins in the early stages of design and bidding to ensure that budgets are being met, and that the finish design will meet expectations for its intended use. We and our clients are part of a team that assesses pre-construction goals, including scheduling, budgeting, work scope, and assignment of responsibilities.
During the Bidding/Contract Award Phase, we monitor the progress of bid documents throughout the design period for conformance to project parameters and construction best-practices. We assist in preparation of General and Specific Conditions, and provide a detailed list of instructions and work scope to all invited bidders. We solicit, receive, and analyze all bids, after which we submit to the client a list of award recommendations.
Throughout the Construction Phase, Grilli Construction will monitor schedule, costs, and subcontractor activities to ensure on-time completion and conformance with contract documents. We review RFIs, RFPs, and Change Orders, with attention to accuracy and potential impact on schedule. We hold and moderate regular job coordination meetings, and expedite substantial completion and occupancy permits. We schedule building inspections, and can assist the client with move-in. We will prepare a punch-list with the client, and follow all items to completion.
After the work is complete, we coordinate the resolution of any construction-related issues, and resolve the repair/replacement of items covered under guarantees/warranties. Finally, we conduct a review of the project to help ensure satisfactory performance of materials and systems.

Bob Grilli, along with his father, Joseph Grilli, started Grilli Construction over 35 years ago with the goal of providing excellent service that would exceed their client’s expectations. His knowledge in many areas of construction allows him to provide insight to assist his clients, as well as continue the excellent work ethic, for which Grilli Construction is known.
